Gas safety check FAQs
What is a gas safety check?
A Gas Safe registered engineer inspects your gas appliances, fittings and flues to make sure they are safe to use — checking gas tightness, ventilation, flue operation, burner pressure and safety devices.
Is a gas safety check the same as a boiler service?
Not quite. A safety check confirms appliances are safe; a service goes further, cleaning and maintaining the boiler to keep it efficient. Many customers book both together.
Do homeowners need a gas safety check?
It isn’t a legal requirement for owner-occupiers, but an annual check is recommended — especially if you have older appliances, a gas fire or cooker, or you’ve just bought a property.
I’m a landlord — what do I need?
Landlords must have gas appliances and flues in rental properties checked every 12 months by a Gas Safe registered engineer and provide tenants with a copy of the Landlord Gas Safety Record (CP12). See our landlord certificate page.
What happens if an appliance fails?
We’ll explain what we’ve found and what it means. If an appliance is unsafe we will make it safe and advise on repair or replacement, following the Gas Industry Unsafe Situations Procedure.
