What landlords need to know
If you let a property with gas appliances, you are legally responsible for making sure they are safe. That means:
- A gas safety check on every gas appliance and flue every 12 months
- The check carried out by a Gas Safe registered engineer
- A copy of the Gas Safety Record given to existing tenants within 28 days
- A copy given to new tenants before they move in
- Records kept until two further checks have been carried out
- Appliances maintained in a safe condition between checks

Every 12 months. You can have the check done up to two months before the expiry date and still keep the original anniversary date.
What do I need to give my tenants?
Existing tenants should receive a copy within 28 days of the check. New tenants should receive a copy before they move in.
How long should I keep the records?
Keep each record until two further checks have been carried out.
Can you arrange access with my tenant directly?
Yes. Give us the tenant’s contact details and we’ll arrange a convenient time with them, then send the certificate back to you.
